As well as advising you on the planning and regulatory requirements of your project, we can assist in all stages of the design and construction process, allowing you peace of mind that your project is being handled professionally from inception to completion.

  • This can be on site, a phone call or via a Zoom meeting, depending on your preference, and is completely obligation free. It is a chance for us to fully understand your brief and aspirations for the project, as well as an opportunity for you to get to know us and our processes in more detail. Once we have a clear understanding of your brief and budget, we provide you with a fee breakdown for our professional services, along with approximate timings and clarification of next steps moving forward.

  • We offer a ‘Vision Package’ service as a first-step for our clients, where we seek to explore the possibilities of your site and advise you on the planning and regulatory requirements that may be relevant to the works. This allows you to acquire the right knowledge and test some initial design outcomes for a low cost, lump sum fee. It is also a good opportunity to gauge some initial cost estimations before progressing further.

    This service includes:

    • Exploration of relevant guidelines and planning restrictions

    • Establishing your brief for the project

    • Assessing existing plans (if appropriate)

    • Designing schematic plans

    • Presentation of mood boards to provoke exciting ideas

    • Discussion of rough project cost estimations

  • The most important part of any project for us is our clients, assuring that your needs and aspirations are met. We achieve this by seeking to establish a collaborative working relationship early on, reviewing the project brief with any imagery or objects of importance that you might have. Ideas are then formed, explored and tested in the latest 3D modelling software, in response to the brief, the site conditions and the relevant guidelines and planning restrictions that the site may have.

  • Further refinement and detail is added to the project at the Design Development stage, with a greater focus on the interior spaces. We create detailed plans, sections, elevations and 3D views/walkthroughs, allowing greater understanding between the architects and the clients of what each space could become.

  • Once the design has been approved by the client, we will request a pre-app meeting with the planners (where necessary) and prepare the Town Planning application for the project. This will include plans, elevations, sections, diagrams, analyses, studies, reports and any other information required for the submission. The application will be formally lodged by us, and we will act as the agent, keeping you updated on a regular basis with progress and responding to any RFIs (request for further information from the planners).

  • If required, we will attend meetings with the relevant authorities, adjoining owners or other relevant parties and submit any additional drawings and documentation to comply with additional authority requirements.

  • This stage usually begins once a Town Planning permit has been received. The drawings are then prepared for the Building Permit, which will include additional detail to the drawing package and formation of the specifications and schedules to enable the project’s construction. The application will be formally lodged by us, and we will act as the agent, keeping you updated on a regular basis.

  • We will discuss your preferred method of tendering or builder selection and will provide assistance in determining which process might best suit your needs. Once you decide upon your preferred builder, we facilitate contract negotiation if required and prepare the contract documents for signing. 

  • If instructed, we will administer the contract during construction. We will provide you with regular updates in regards to time, cost and progress of the project. We will visit the site periodically to observe the general conformance of the construction works in relation to the building contract documents and instruct the building contractor regarding quality control, materials selections and performance.

    If appointed as Contract Administrator for the project, we will assess variations, progress claims, claims for extensions of time, instruct the building contractor in regard to incomplete work and rectification of any defects, issue progress certificates, and determine practical completion, issue the notice of practical completion, and obtain your approvals where required.

    During the defects liability period, we instruct the building contractor in regards to incomplete work and rectification of defects. At the end of the defects liability period, the final certificate is issued. This ensures your project is built to the exacting standards of the signed contract, allowing you peace of mind that your investment has been carefully managed.
